The Department of Community Development is charged with overseeing development of the Municipality through its land use regulations.

The Department is responsible for:

• Enforcement of the Municipal Zoning Ordinance;
• Administration of the Municipal Subdivision Ordinance;
• Reviews of subdivision and site plan applications; and
• Development and implementation of the Municipal Comprehensive Plan.

The Department is headed by the Director of Community Development and Zoning Officer, who shall coordinate with the Departments of Engineering, Public Works, Fire, Building and other municipal departments.

Applications must be submitted to the Community Development Department counter, located on the Second Floor of the Monroeville Municipal Center, 2700 Monroeville Blvd., between 8:00 a.m. and 4:00 p.m. An applicant must submit a complete application before the deadline(s) listed below to be placed on the agenda of either the Planning Commission or Zoning Hearing Board.

Monroeville Council adopted the Municipal Comprehensive Plan on January 10, 2006. The comprehensive plan provides a strategic direction for the Municipality’s future land use patterns and serves as a blueprint for implementation of policies related to development. Route 22 Streetscape Project

The Municipality retained Urban Design Associates to study the Business Route 22 corridor and to recommend improvements to its structure and appearance. A vision for the corridor was developed through a community-oriented public design process. Recommendations from this process were incorporated into the Municipality's Comprehensive Plan.
